Fire Code Provisions for Developers & Builders
RequirementsFire Apparatus Access: Fire apparatus access roads and adequate emergency access shall be provided for every building/facility. Plans for fire apparatus access roads shall be submitted to the Fire Marshal for review and approval prior to construction. Fire apparatus access roads shall be installed and approved by the Fire Marshal prior to any construction above the foundation.
Dimensions and Surface: Fire apparatus access roads shall have an unobstructed width of not less than 24 feet (26 feet wide around buildings 30 feet or more in height), an unobstructed vertical clearance of not less than 14 feet, a minimum inside turning radius of 30 feet, and connect to a public roadway. Fire apparatus access roads shall be designed and maintained to support the imposed loads of fire apparatus (over 80,000lbs) and shall be constructed of concrete or asphalt paving to provide all-weather driving capabilities. Fire apparatus access roads shall be kept unobstructed and free of debris at all times.
Timing of Installation: When fire apparatus access roads and/or a water supply for fire protection is required to be installed for any structure or development, they shall be installed, tested, and approved prior to the time of which construction has progressed beyond completion of the foundation of any structure. (IFC 501.4)
Foundation work may be done simultaneously with construction of fire apparatus access roads and installation of water supply for fire protection.
The Fire Department will not perform inspections if the premises are not maintained in a safe condition for inspector and vehicle access. Examples of unsafe conditions that will prevent inspections from being conducted include: blocked doors or stairways, non-OSHA approved ladders for access to upper floors, open landings or balconies without proper guard railing in place, debris/sharp objects in driveways/parking areas, inadequate access, etc.
